Statutory Agents
 

We sell all forms of residential and commercial development land, with or without planning permission and can advise on the most appropriate marketing strategy, produce marketing material and co-ordinate the marketing process before negotiating and agreeing terms and liaising with solicitors through to completion.

There are many deal structures which should be considered in the sale of development land, including outright sale, conditional sales, option agreements, promotional agreements, and development partnerships. Our team are familiar with the different arrangements and can advise on the merits and suitability of each structure in individual circumstances.

Project and Asset Management

The project management of schemes, providing services tailored to suit the client’s requirements. This can be provision of a full in-house service, whereby Vickery Holman will employ and be responsible for sub-consultants, such as mechanical, electrical and structural engineers. Alternatively, we can undertake the design and project management in liaison with client directly employed consultant engineers, or the client’s in-house engineers.

Vickery Holman can also undertake pure project management: providing project management as a stand-alone service with no other design involvement. We would provide the professional advice and management of the design team on behalf of the client.

Building Condition Surveys

A Major Defect Survey is categorised by the RICS as a Level 2 survey. This type of survey is the most popular report for buyers and is suitable for most modern properties, or a standard older building in a reasonable condition of conventional construction.

It is a more compact report than a Building Survey focusing on serious defects requiring urgent attention and other maintenance, besides advising whether the property is in a reasonable condition for its type, location and condition.

The results will give advice on any defects that may affect the value of the property, along with recommendations for repairs and ongoing maintenance.

It includes, in plain English, a description of the construction of the building and detailed advice on specific defects. The survey will also provide you with an Insurance Rebuild Cost for the property.
